The September update

On 1 September 2026, the Federal Office for Housing confirmed that the mortgage reference interest rate remains at 1.25%. It is relevant to adjustments of many existing leases. It differs from the SNB policy rate and your own mortgage rate.

Review each lease

An unchanged rate alone does not establish grounds for a rent increase or reduction. Gather the lease, earlier adjustment notices and details of service charges before having an adjustment assessed.

Put rental income in context

For a rented property valuation, provide actual rent receipts, occupancy and maintenance costs. These documents offer a more useful basis for discussing the building’s operation than a single interest rate.
