Land use shapes a property’s value.
An old farmhouse can make room for new plans.
Live closer to nature and stay connected to the city.
A home with a garden changes everyday life.
Rail and road access matter for reaching work, schools and shops from the countryside.
The Lausanne–Échallens–Bercher railway has connected the Gros-de-Vaud with the Lausanne area since the nineteenth century. Its extension to Flon in 2000 and the tunnel opened in 2022 illustrate this city–country connection. Better rail or road access can expand housing choices and support local development. Its effect on a property also depends on actual access, nuisances and planning possibilities.
A new motorway connection may make journeys easier while bringing traffic and noise. A station does not automatically make a plot buildable or a home more expensive.

Your questions
Can I prepare the tax side of my plans?
Yes. Our connection with Vivatax helps prepare questions about sales, rental income, passing on property and wealth. Tax analysis scope and fees are agreed separately from the property valuation.
When will I receive a reply?
We reply within 24 business hours of your request. The visit and report delivery are agreed during that first conversation.
Can I request a land valuation?
Yes. The form includes land and rural properties. Zoning, rights and building scope are clarified before analysis.
How much does a valuation cost?
The total CHF 500.- price includes a visit, a PDF report and a phone consultation to explain the findings. Scope and timing are agreed before work begins.
Do I have to sell after the valuation?
No. A valuation helps you consider your options. You remain free to sell, wait or keep your home.
Can I speak to someone?
Yes. The contact page lets you request a conversation and tell us what you would like to discuss.
What information should I prepare?
The town, property type, floor area and general condition are a good starting point. Renovations and distinctive features are also useful.
Does a valuation guarantee the selling price?
No. The assessment considers the property and local market. The final price depends on factors including demand, the property's condition and negotiations.
