Value and analyse an income property
Rented apartment or rental building: value, operations and taxes need to be assessed together. Evora Immo prepares the valuation; Vivatax handles tax questions.
Start my requestWhat the analysis considers
- Rent roll, rents and actual occupancy
- Non-recoverable costs and upkeep
- Planned works, financing and vacancy
- Tax circumstances of the owner or company
A gross return describes neither available cash nor the result after tax. The analysis separates income, costs, required works and ownership implications. Assumptions are specific to your file.
Useful documents
- Leases and detailed rent roll
- Cost accounts and maintenance history
- Mortgage documents
- Building plans

What remains of the rent makes the difference.
Gross yield does not show what remains available. Charges, maintenance, financing, vacancy and tax change how income should be assessed.
In this annual example, CHF 60’000.- in rent less CHF 15’000.- in non-recoverable charges and CHF 5’000.- in maintenance leaves CHF 40’000.- before financing and tax. This is not the owner’s net income. For a farmhouse conversion, future rents must be distinguished from current rents and remain subject to feasibility and authorisation.

« We look at your rental income, future works and property development opportunities together. »
- Current income
- Collected rent, occupancy, expenses and maintenance help explain the building’s actual income. Keep gross yield and available cash flow separate.
- Works and potential
- Heating, insulation, energy certificates and renovation funding inform planned works. An extension or additional floor also requires checking zoning, development rights, public law restrictions and easements.
- Transformation options need to be confirmed with the municipality and the project professionals.
- Taxes with Vivatax
- Consider rental income, financing, works and ownership structure alongside your tax situation. The scope of the analysis is agreed with the fiduciary.

Your valuation in practice
How is a rental investment building valued?
The rent roll, leases, expenses, vacancy and planned work describe the operation. These are considered alongside building condition and the local market to explain the valuation assumptions.
Is a tax review included in the valuation?
Property valuation and tax analysis are separate services. Vivatax can review rental income, ownership arrangements and the implications of a sale, with scope and fees agreed separately.
What does the CHF 500 price include?
A scheduled visit, a written PDF report and a phone discussion to explain the results. Property scope and delivery date are agreed before starting. No payment is requested in the form.
