Property valuation in the canton of Vaud

Lausanne, Yverdon-les-Bains, La Sarraz and the villages of Vaud meet different needs. Shops, schools, travel and surroundings are assessed from your property.

Describe my property

A visit and report for your property

A condominium flat in Lausanne, a house in Gros-de-Vaud and an old farmhouse require different assessments. We review areas, condition, condominium documents or plot rights according to the property.

The CHF 500 offer includes a visit, a PDF report and a phone discussion. Scope and timing are agreed before the service begins.

Understand our method

The difference an address can make

A nearby service can make everyday life easier and a property more attractive. Actual access and disturbance can also change that assessment.

Shops and services

Shops within walking distance can make a home more convenient and appeal to more buyers. Deliveries, parking and commercial activity also need consideration.

Schools and childcare

A straightforward, safe journey to school can matter to a family. The relevant school, childcare and actual route should be checked for the address concerned.

Stations and public transport

Transport that suits everyday journeys can broaden a property’s appeal. Frequency, connections and the walk to the stop matter; railway noise may offset that benefit.

Motorways and road access

Convenient access to major roads can make travel easier. Traffic, noise and rush hours should be considered together, without treating proximity as a guarantee of quality.

Tranquillity and surroundings

Light, views, green space and tranquillity contribute to a home’s appeal. They are considered alongside accessibility and buyers’ expectations in the area.

The address and the market

Two properties in the same canton can meet very different needs. These factors inform local comparisons; on their own, they do not imply a fixed increase in price.

Some situations to compare

These examples show the questions to ask. They do not describe the locations of the gallery images.

An apartment in Lausanne or Yverdon

Compare travel on foot, by public transport and by car.

A house in La Sarraz or a village in Vaud

Examine routes to schools and shops, as well as access to major roads.

A property in the countryside of Vaud

Weigh the appeal of outdoor space against daily travel requirements.

Start with your address

We assess access, the neighbourhood and your property’s features through relevant comparisons. A canton, station or motorway exit alone cannot determine its value.

Live closer to nature and stay connected to the city.

Rail and road access matter for reaching work, schools and shops from the countryside.

Diagram of the city–country connection. It does not show all stops or journey times.

The Lausanne–Échallens–Bercher railway has connected the Gros-de-Vaud with the Lausanne area since the nineteenth century. Its extension to Flon in 2000 and the tunnel opened in 2022 illustrate this city–country connection. Better rail or road access can expand housing choices and support local development. Its effect on a property also depends on actual access, nuisances and planning possibilities.

A new motorway connection may make journeys easier while bringing traffic and noise. A station does not automatically make a plot buildable or a home more expensive.
