Our approach

Value an apartment in French-speaking Switzerland

Your apartment is part of a building and co-ownership. The valuation considers the home, charges, shared areas and planned works.

What the analysis considers

  • Area, layout, floor and natural light
  • Balcony, terrace, cellar and parking
  • Building condition and announced works
  • Co-ownership charges and renovation fund

Comparing two apartments means checking what is included: parking, a cellar or approved works may change how prices compare. Co-ownership documents clarify these differences.

Useful documents

  • Apartment plans
  • Condominium deed
  • Charge statements and renovation fund
  • Latest co-ownership meeting minutes

Your building helps shape your apartment’s value.

An apartment’s value has two dimensions. You own the unit, while common areas and works are shared under the condominium framework.

Works and renovation fund

Size and layout describe the unit. Condominium rules, ownership shares, the renovation fund and assembly decisions help explain charges and works. Parking or cellar rights should be identified in the title and rights attached to the property.

Your valuation in practice

Which condominium documents help with a valuation?

Plans, condominium deeds, service charge statements, the renovation fund and recent meeting minutes help assess the flat and building. Approved or planned work should be disclosed.

Are the balcony and parking space taken into account?

Yes. Their area, use and legal status are reviewed separately from living space. Price comparisons should specify what is included with the flat.

What does the CHF 500 price include?

A scheduled visit, a written PDF report and a phone discussion to explain the results. Property scope and delivery date are agreed before starting. No payment is requested in the form.
